RENT COLLECTION
A property’s success and profitability depends largely in part on timely receipt of rent payments. We strictly enforce the tenant’s rental obligations resulting in minimal rent collection issues. Our property managers and leasing team are in constant communication with our tenants which keeps us well informed about those tenants who are experiencing difficulty in their business and allows us to anticipate and pro-actively address any possible future problems. Our policy with tenants is simple, we are firm yet fair, and when necessary, we take swift action to enforce the terms of the lease.
COST CONTROL
We obtain the best possible value for all necessary expenses incurred. This is critical in maximizing cash flow and efficiency, which allows us to provide exceptional service to our clients. We review all our vendors and suppliers on a regular basis and obtain multiple bids as often as necessary to ensure we get the most competitive pricing without compromising our standards for quality service.
BOOKKEEPING
We prepare monthly and annual financial reports on all of our properties consisting of a statement of operations, balance sheet and transaction reports, which set forth all transactions occurring during the month. We also offer monthly bill pay and monitoring of tenant accounts. Our Chief Financial Officer works directly with our clients’ accountants to provide all the necessary information for the preparation of clients’ annual tax returns.
